Most garage door openers depend on a drive gear and/or a coupler to turn the trolley system.  This is what makes your garage door opener actually open and close your garage door. Unfortunately, these parts often go out over time, which may cause your garage door opener to no longer function.  Luckily these parts can be replaced. So if you are pressing your wall console or remote and you hear the operator making noise but the door is not moving you just might need to replace your drive gear or screw drive coupler.  In this case, you should still be able to open the door manually.

At D&D Garage Doors, we receive a lot of calls from customers regarding their garage door opener keypads. Customers often call and say, “My garage door opener keypad won’t light up.” Or, “ I have to put my code in a couple times in order for my opener keypad to work, but it was working fine the other day?”  When this happens, there are a couple of things you can check before you call us.

• Have you replaced the battery in the keypad?
  •  A lot of people do not realize that even though we mount the opener to the wall, these keypads are wireless and do require batteries.
  • The battery compartment is on the bottom of the keypad and can be accessed by opening the cover while mounted.

  • How old is your the keypad?
    • In Florida, our climate (rain, heat, humidity, salt air) can often cause these keypads to only last a couple years and need replacement.

If it is determined that you need to replace your keypad, you can call us and set up an appointment to replace it or you can come into one of our showrooms and buy one to replace on your own. We have a variety of keypads in stock and we also have universal keypads that match most models of openers.

Many of our Florida garage door customers are looking to get discounts on their homeowners insurance.  One way of doing this is to have impact rated windows and doors, including your garage door.  We receive calls every week from customers wanting to know how to determine if their garage door is impact rated.  To start, you want to look at your garage door and search for a wind load sticker.  This sticker will usually have the manufacturers name, model number and design pressures listed.  Some stickers will tell you immediately that the garage door is impact rated.  Others are more vague.  For example this picture of the Clopay wind code sticker has the pressures of +38/-42 but it doesn’t tell you what model or whether the garage door is impact rated.  In this case, you can utilize the Florida Product Approval Website to search for that door.

Go to http://www.floridabuilding.org/pr/pr_app_srch.aspx and enter in the manufacturers name under Product Manufacturer and under Category select exterior doors. Under Subcategory select Sectional exterior door assemblies.  Towards the bottom of the search window you will see the option to search for impact resistant products.  Select yes and then run the search. The next window will appear is titled Search Results – Applications.  It looks like this…(see Exhibit A)

*You may need to add that they select the 2007 or 2004 building code depending on how old their door is on the Florida Product approval site.  It now defaults to the new 2010 code.

This shows the FL Numbers for this manufacturer in the left hand column with what products numbers are impact resistant.  You will then have to click on each FL number and then it brings up a new screen that shows the product approval numbers in the left hand column and the drawing number appears in the right hand column under the heading installation instructions. It will have the FL number listed first and then the drawing number. (See Exhibit B)

Continue to search all pages until you see the number, which in this case it is 101348.  It is located on page 5.  You will see the number listed two times.  Once as an A and then as a B.  The A is impact resistant which means the door has no glass or impact rated glass.  If you have regular glass, it is a B and is not impact rated.

If you have a sticker, which says DAB Door Company that has Miami-Dade NOA’s on it, you are as good as gold.  All Miami-Dade NOA’s are impact rated.  Some manufacturers like Windsor do not have any impact rated doors.  So if you see the Windsor sticker you know it is not impact rated.  At that point you may want to consider visiting one of our garage door showrooms to see what options are available for you for a replacement wind and impact rated garage door.

We get a lot of calls from customers saying, “My door will go up a little and then slam down.”  Or, they call and say “My Garage Door wont open.”  Even better, “I heard a loud bang and tried to open my door but it wont budge.”

These can be signs that you may have a broken spring.

When customers calls with any of the above scenarios we generally ask them a few questions such as:

• “Can you disconnect the door from the operator and lift the door manually?”
  • If the answer is NO, then we ask them to look above the door to see if there is a gap between the coils of the spring.
  • If the answer is YES, we know they have a broken spring.

In the case of a broken spring, we inform the customer the spring needs to be replaced and we go ahead and set up a service call.  We always recommend replacing both springs, even if only one snapped. Chances are, the other spring is just as old and is sure to follow.  By replacing both the Garage Door Springs at the same time you are keeping them on the same cycle and saving money in the long run.  Nothings worse then replacing one broken Garage Door Spring and having to replace the other broken Garage Door spring one month later.

How do you know when it’s time to replace the rubber seal on your Garage Door and what kind do you need?

A common Garage Door Service call we receive is often about the rubber seal.  Over time the rubber seal on your garage door will start to show signs of wear and tear.  Changes in the weather as well as harsh rains can cause this.  Rubber often cracks from age and severe heat and sometimes pesky critters chew at the seal causing it to be replaced.

When you notice a large amount of sunlight shining in from the bottom of your Garage Door this may be an indicator that it is time to replace the seal.  You’d never want a large gap between the seal and concrete as snakes and bugs can start to make their way in.  This will also cause cold air to pour in during the winter months and hot air to pour in during the summer month, keeping a proper seal will prevent this from happening.

When you call in and say “I would like to buy a replacement bottom rubber for my garage door,” the first thing we ask is for the make and model of your garage door.  There is usually a sticker on your door that states the Manufacturer with Model number.  If not, then if you are able to cut off a piece and bring it in, we can match it up for you.  There are many different kinds of rubber out in the field of Garage doors today.
